In short: we run FRAEW programmes to PAS 9980:2026 across portfolios of 50+ buildings. Every building is triaged from its records first, inspections are risk-ranked and phased, and every report follows the same structure. That lets you compare buildings and plan remediation and funding across the whole estate. Our own contracting team provides the access and opening-up, so you have one point of contact throughout.

Who we run portfolio programmes for

  • Housing associations and registered providers with mixed stock across several areas. See housing associations and local authorities.
  • Local authorities responsible for council-owned blocks and estates.
  • Managing agents and freeholders looking after a number of blocks for different clients. See managing agents and freeholders.
  • Investors, BTR and PBSA owners holding residential or student portfolios. See investors and developers.
  • Developers with legacy schemes that need their external walls appraised.

How a portfolio FRAEW programme works

  1. Portfolio data review. We collate what you hold for each building: address, height, construction era, fire risk assessments, previous FRAEWs or EWS1 forms, drawings and any remediation history.
  2. Desktop triage. Each building is screened against PAS 9980:2026, including whether its wall construction is inherently low risk, in which case a full FRAEW is unnecessary. The rest are ranked by priority: height, wall types, the quality of the evidence and the risk to occupants.
  3. An agreed programme. A phased plan, highest priority first, with a defined scope for each building type so the cost and outputs are predictable.
  4. Inspections and opening-up. Our in-house contracting team provides the powered access and targeted openings, with making good, so inspections run to programme without waiting for third-party contractors.
  5. Consistent reporting. Every FRAEW uses the same report structure, the same approach to the risk rating and a clear executive summary, and each one is reviewed before issue.
  6. Portfolio summary. A register of every building with its risk rating, key findings, recommended actions and priority, ready for board reporting, funding applications and remediation planning.

What you get across the portfolio

  • One point of contact and one programme, from triage to the last report.
  • A FRAEW to PAS 9980:2026 for each building that needs one, written to a consistent standard.
  • A portfolio risk register showing every building's rating, actions and priority.
  • EWS1 forms where lenders or valuers need them. See what is an EWS1 form?
  • The FRAEW information needed for Cladding Safety Scheme applications on eligible buildings.
  • Remediation scoping and project management where works follow.

Capacity and resourcing

We have the capacity to undertake portfolios of 50+ buildings. Programmes are director-led, and our directors have been involved in fire and façades for 20 years. Because access and opening-up are carried out by our own contracting team, we control the programme rather than relying on subcontractors' availability.

CHAS Elite accreditedWe are Homes England approved Cladding Safety Scheme assessors and CHAS Elite accredited, and we can be appointed directly or through a framework or other procurement route. We typically respond to enquiries within one working day.

Multi-building experience

How a portfolio is priced

We don't publish fixed prices. Portfolio fees are built up building by building, from the same factors as a single FRAEW, and agreed for the whole programme:

  • building height and size, and the number of blocks and elevations;
  • the number of wall types and attachments, such as balconies;
  • the type of powered access needed, such as a MEWP, cherry picker or mast climber;
  • the number of days on site, and how much opening-up and making good is needed;
  • the records already available for each building.

Grouping inspections by location and building type helps to keep travel and access set-up efficient. Read more in our guide to what a FRAEW costs.

What to send to scope a programme

  • A schedule of the buildings: address, postcode, height or storeys, number of flats and construction era if known. A spreadsheet is ideal.
  • Any existing FRAEWs, EWS1 forms and fire risk assessments.
  • Which buildings are in, or applying to, the Cladding Safety Scheme or the Building Safety Fund.
  • Your priorities and deadlines, for example board reporting, insurers, lenders or the regulator.

Frequently asked questions

How many buildings can you take on?

We have the capacity to undertake portfolios of 50+ buildings. We phase the programme by priority so the highest-risk buildings are inspected first, and our in-house contracting team provides the access and opening-up.

Does every building need a full FRAEW?

Not necessarily. PAS 9980:2026 includes a method for deciding whether a building's wall construction is inherently low risk, in which case a full FRAEW is unnecessary. Our desktop triage identifies these buildings so the programme focuses on the ones that need an appraisal.

Will every report follow the same format?

Yes. Every FRAEW in a programme uses the same report structure, rating approach and executive summary, so you can compare buildings and report across the portfolio.

Do you subcontract the inspections or opening-up?

No. Our own contracting team provides the powered access, the openings and the making good, so you have a single point of contact and the programme is not held up by third parties.

Can you work through our framework or procurement route?

Yes. We can be appointed directly or through a framework or other procurement route. We are CHAS Elite accredited and Homes England approved Cladding Safety Scheme assessors.

Can you help with Cladding Safety Scheme applications across the portfolio?

Yes. As Homes England approved assessors we provide the FRAEW information the scheme needs for eligible buildings, and we can support remediation where works follow.
