FRAEW & EWS1 assessments in London.
Director-led Fire Risk Appraisals of External Walls for towers, mansion blocks, listed buildings and mixed-use developments across London and the South East.
We carry out FRAEWs to PAS 9980:2026 and EWS1 assessments across London and the South East. Our southern office is in London, and our in-house contracting team carries out any opening-up, so the evidence is gathered without waiting for a separate contractor.
London's external wall risks
London has the largest and most varied stock of residential buildings that need their external walls appraised, from new towers to some of the oldest housing in the country.
- Tall residential towers, including many of the UK's tallest, with curtain walling, rainscreens and complex façade interfaces.
- Mixed-use developments where homes sit above offices, shops or transport, so the fire strategy is part of the answer.
- Listed and historic buildings converted to homes, where new insulation and linings sit behind retained façades.
- Post-war estates that have been over-clad or refurbished over the decades.
- Mansion blocks and conversions with timber balconies, roof extensions and records that are often incomplete.
Our FRAEW work in and around London
Our London work covers some of the most demanding buildings we appraise, delivered to tight programmes and peer reviewed before issue.
How we carry out a FRAEW
- Scoping and document review. Drawings, fire strategy, fire risk assessment and any previous reports, so the site work targets the right places.
- Site inspection and opening-up. Every elevation is inspected. Where records are missing or unreliable, our in-house contracting team makes intrusive openings so there is no wait for a separate contractor.
- Appraisal and review. Each wall type is appraised to PAS 9980:2026, then the building as a whole, and the report is reviewed before issue.
- Report and recommendations. A clear risk rating, proportionate recommendations and, where needed, an EWS1.
We typically inspect within about two weeks of instruction and issue the report within about two weeks of the inspection.
Where we work around London
