Service · Roof surveys
Roof surveys, inside and out.
Leaks, slipped slates, failed flat roof coverings and tired leadwork rarely tell the whole story from the ground. We survey roofs close-up, from the roof space as well as the outside, and give you a practical plan to look after them.
What we survey
- Pitched roofs: natural slate, tile and metal coverings, battens and underlays, ridges, hips and verges.
- Flat roofs: felt, single-ply, liquid-applied and asphalt coverings, upstands, outlets and terraces.
- Leadwork, gutters and rainwater goods, including valley and parapet gutters.
- Rooflights, roof glazing and access hatches.
- Roof structure and roof space, including insulation, ventilation and signs of water ingress or condensation.
How we survey
We divide the roof into zones so every finding can be located and reported consistently. Outside, we inspect close-up using safe access. Inside, we work through the roof space and, where needed, open up locally to see what sits beneath the covering. Where leaks are the issue, we combine this with the diagnostic approach used in our defect investigations.
We plan around occupied buildings, including hotels, offices and residential blocks, so the survey causes as little disruption as possible.
What you receive
- A zone-by-zone record of condition, with photographs and marked-up roof plans.
- The likely causes of any leaks or defects.
- A prioritised repair strategy: what to do now, what to plan for and what to monitor.
- Where needed, budget costs and a specification for the repairs.
Recent roof survey
An intrusive survey of a waterside hotel's natural slate roof across four zones in three days, inside the roof space and out on the slopes, mobilised over Christmas and reported two weeks later with a zone-by-zone repair strategy.
Frequently asked questions
Do you survey both pitched and flat roofs?
Yes. We survey pitched roofs in slate, tile and metal, and flat roofs in felt, single-ply, liquid-applied and asphalt, along with leadwork, gutters and rooflights.
Can you find the cause of a roof leak?
Yes. We combine close inspection outside with inspection of the roof space and, where needed, local opening-up to trace leaks back to their cause.
Can you survey a roof on an occupied building?
Yes. We regularly survey roofs on working hotels, offices and residential buildings, planning access to keep disruption to a minimum.
How long does a roof survey take?
It depends on the size and complexity of the roof. As a guide, we surveyed the main roof of an 83-bedroom hotel across four zones in three days on site, with the report issued two weeks later.
